The development

CD L'Oréal is a single-tenant distribution center in Duque de Caxias, in the Rio de Janeiro metropolitan area. It has 75,000 m² of built area on a 285,000 m² site, in a development that combines a logistics park with a single-tenant DC.

Duque de Caxias, crossed by the Washington Luís Highway (BR-040) and the Arco Metropolitano, is one of the state's main logistics hubs — and the municipality with the most projects in the MM Obras portfolio: 17 of the 30 published projects.

Concept and design

MM Obras was responsible for the concept and design of the development. This is the stage in which the client's program becomes a building: site layout, sizing of storage and shipping areas, docks, yards and circulation.

In a single-tenant distribution center, the design starts from the operation of whoever will occupy the warehouse. The concept defines the DC's performance throughout its entire service life — which is why it is the stage where sound decisions do the most to reduce construction cost and schedule.
